Buying a Home

Buying a home is an exciting and complex adventure. It can also be a very time-consuming and costly one if you're not familiar with all aspects of the process, and don't have all the best information and resources at hand.

 

In response to the more challenging market we are experiencing today, my team and I have worked hard at creating a specific buying process to make sure that your experience in selecting the right home is well researched, targeted specifically to you wants and needs, as well as time efficient. This process allows you to have a more enjoyable and less stressful buying experience.

  

Here is a copy of the specific steps my team and I use in helping our clients purchase a new home. Those steps are the following :

 

1.  Have you select a mortgage lender and fill out a full loan application.

 

2.  Have lender submit to us, your qualification letter as well as the following information :

          a. Prince range qualified for

          b. Monthly payment range

          c. Type of loan

          d. Interest rate

          e. Closing cost assistance needed

          f.  How soon loan can close

          g. Any issues that could pose a problem or delay loan

 

3.  Review with you price range as well as monthly payments. Discuss your specific needs  

     and wants for the new home you want to buy

 

4.  We will go though all properties in the MLS using your specific buyer criteria, and

     select the 5-7 most valuable homes bases on price, condition, amenities, and value

 

5.  We will email you the 5-7 properties we have selected and have you review and select

     your favorite 3-5 homes to go out and look at

 

6.  We will coordinate a time and date to view those homes, and have you meet us at the first

     property

 

7.  Once at the first property, will will give you a clip board with all properties to be view as

     well as a specific buyer questionnaire for each  home so we can compare the positives 

     and negatives of each home.

 

8.  After looking at all homes, we will review all notes for each property and then ask you to

     buy your favorite

 

9.  We will work with you at writing a competitive offer based on the CMA findings, and the

     current market conditions

 

10. We will personally present and negotiate the offer to purchase until offer is accepted.

 

11. Our transaction closing manger will help assist you through the entire closing process to

      assure that all of your questions and concerns are answered as well as a smooth

      closing process.
