Selling Your Home

For most people, the home they live in is their largest financial asset they have, and the decision and/or need to sell is a major financial decision. With the real estate market today being a more challenging one as a result of the excessive number of adjustable rate mortgage loans defaulting,   hundreds of thousands of bank foreclosures, and mortgage loan programs changing or being cut out all together, the selling process has become even more difficult.

As a result of the market conditions, homes are staying on the market longer then ever before and prices are being reduced everyday. This makes the selection of the real estate agent one of the most important decisions in selling a home today. With the average agent according to the Nation Association of Realtors only selling between 1-2 homes a year. A seller can no longer afford to have just any agent assist then in the sale of their home.

In the selection process of a real estate agent, the two most important factors to look at are the number of homes the real estate agent has personally sold in the last 6-12 months and the average days on the market the agents listings take to sell. With prices coming down steadily, the selling time on the market means money. Remember an agents track record will always be a good indication of what you can expect now and in the future. With the top 5% of real estate agents nation wide doing 93% of the business today, sellers can no longer afford to rely on just any friend or family member to get the job done. Sellers must now pick and choose who is the most qualified person to handle the sale.

In response to the market conditions, my team and I have have worked diligently at creating a specific marketing plan to get homes sold in this type of market. In the last 15 months this marketing plan has allow us to sell 147 homes with an average time on the market of only 31.5 days.
